Summary

Performs, oversees, and coordinates a wide range of facilities management, campus security, and maintenance services, to include non-technical maintenance of electrical, plumbing, and HVAC systems, light and/or heavy equipment operation, maintenance, and repair, carpentry and painting, and/or locksmith services for a UNM Branch campus. Provides or coordinates custodial services and groundskeeping, logistical support, and/or related services as required. Provides leadership, guidance, and day-to-day project supervision to lower level campus services staff engaged in similar activities.

Duties and Responsibilities

1. Oversees the day-to-day maintenance, cleanliness, and serviceability of University facilities, plant, grounds, and/or equipment at all Branch locations.
2. Performs and/or oversees the provision of non-trades maintenance and repairs to campus facilities, to include electrical maintenance, carpentry and drywall repair, painting and finishing, door, cabinetry, and hardware installation/repair, and/or related services.
3. Monitors the day-to-day operations and serviceability of all campus plumbing, water cooling, and HVAC systems, and performs and/or oversees and coordinates provision of non-technical maintenance and repairs as necessary.
4. Responds to major and/or emergency maintenance and repair situations, and initiates and coordinates appropriate corrective action.
5. Coordinates and interacts with external trades contractors in the provision of routine technical maintenance and/or repair services, as assigned.
6. Provides and/or oversees provision of personal, equipment, and/or property security as assigned; oversees security and public safety patrol services and provides first-line response and/or referral in security-related emergency situations, as appropriate.
7. Coordinates, oversees, and/or performs day-to-day campus grounds maintenance and repair activities, as appropriate, to include operation and maintainenance of light and/or heavy grounds maintenance machinery and equipment.
8. Coordinates and assists as appropriate in the provision of moving and other logistical services to client departments across campus locations.
9. Responds to inquiries and researches and resolves problems related to transactions handled by the unit; serves as liaison with other constituencies in the resolution of day-to-day administrative and operational issues.
10. Provides day-to-day leadership, guidance, work allocation, and coordination to lower level Campus Services staff in the performance of their assigned functions.
11. Prepares written status reports and maintains records of work performed.
12. Ensures proper care in the use and maintenance of equipment and supplies; promotes continuous improvement of workplace safety and environmental practices.
13. May perform one or more collateral assignments of similar or lower level of responsibility for other operating units of the Branch, in accordance with institutional need and individual experience and interest, up to 20% of nominal working hours.

Minimum Job Requirements

• High school diploma or GED; at least 3 years of experience directly related to the duties and responsibilities specified.
• Completed degree(s) from an accredited institution that are above the minimum education requirement may be substituted for experience on a year for year basis.

• Knowledge of grounds maintenance principles, procedures, and equipment.
• Demonstrated customer service skills, and ability to meet multiple deadlines.
• Strong interpersonal and oral and written communication skills, and the ability to work effectively with a wide range of constituencies in a diverse community.

Conditions of Employment

• Possession of a valid NM Driver's License may be a requirement for some positions in this classifciation.
• All regular, non-temporary positions assigned to this classification are represented by a labor union and subject to the terms and conditions of the CWA Collective Bargaining Agreement.
• Successful candidate must submit to post-offer, pre-employment physical examination and medical history check.
• Employees who provide services or work in patient care or clinical areas are required to be in compliance with the University's influenza vaccination requirement.

Working Conditions and Physical Effort

• Considerable physical activity. Requires heavy physical work; heavy lifting, pushing, or pulling required of objects up to 50 pounds. Physical work is a primary part (more than 70%) of job.
• Work environment involves some exposure to hazards or physical risks, which require following basic safety precautions.
• Work may involve moderate exposure to unusual elements, such as extreme temperatures, dirt, dust, fumes, smoke, unpleasant odors, and/or loud noises.
