Summary
Provides a diverse range of general campus services to a UNM Branch campus. Performs such activities as routine facilities management and maintenance, campus-wide security and monitoring services to include patrols, light and/or heavy equipment operation, maintenance, and repair, custodial services, groundskeeping and snow removal, logistical support, and/or other related duties in accordance with day-to-day requirements of the Branch.
Duties and Responsibilities
Maintains cleanliness and serviceability of facilities, plant, grounds, and/or equipment as assigned.
Performs minor, non-trades maintenance and repairs to campus facilities, to include electrical maintenance, carpentry and drywall repair, painting and finishing, door, cabinetry, and hardware installation/repair, and related services.
Monitors the operations of plumbing, water cooling, and HVAC systems across campus facilities and performs routine, non-technical maintenance and repairs as necessary.
Responds to major and/or emergency maintenance and repair situations; coordinates and/or assists trades personnel in the provision of technical maintenance and/or repair services as appropriate.
Provides personal, equipment, and/or property security as assigned; performs routine security and public safety patrol duties and provides first-line response and/or referral in security-related emergency situations, as appropriate.
Performs and/or coordinates a range of campus grounds maintenance and repair activities; operates and maintains light and/or heavy grounds maintenance machinery and equipment, as appropriate.
Provides or coordinates the provision of moving and other logistical services to client departments across campus locations, as requested.
Documents facilities maintenance requirements; maintains appropriate records of work performed.
May lead or guide the work of other staff and/or students engaged in similar functions.
Ensures proper care in the use and maintenance of equipment and supplies; promotes continuous improvement of workplace safety and environmental practices.
May perform one or more collateral assignments of similar or lower level of responsibility for other operating units of the Branch, in accordance with institutional need and individual experience and interest, up to 20% of nominal working hours.
Minimum Job Requirements
High school diploma or GED; at least 2 years of experience directly related to the duties and responsibilities specified.
Completed degree(s) from an accredited institution that are above the minimum education requirement may be substituted for experience on a year for year basis.
Knowledge, Skills and Abilities Required
Knowledge of custodial practices, machinery, and related equipment.
Records maintenance skills.
Ability to communicate effectively, both orally and in writing.
Ability to make independent decisions and judgments on routine procedural issues.
Ability to react calmly and effectively in emergency situations.
Strong interpersonal skills, flexibility, and customer service orientation.
Knowledge of public security codes, policies, and regulations.
Ability to lift and manipulate heavy objects.
Knowledge of one or more building trades.
Ability to read, understand, follow, and enforce safety procedures.
Ability to use hand tools and power tools applicable to trade.
Basic working knowledge of commercial structural, electrical, HVAC, plumbing, and water cooling systems.
Knowledge of grounds maintenance principles, procedures, and equipment.
Conditions of Employment
Possession of a valid New Mexico driver's license is a requirement for this job.
Successful candidate must submit to post-offer, pre-employment physical examination and medical history check.
All regular, non-temporary positions assigned to this classification are represented by a labor union and subject to the terms and conditions of the CWA Collective Bargaining Agreement.
Employees who provide services or work in patient care or clinical areas are required to be in compliance with the University's influenza vaccination requirement.
Working Conditions and Physical Effort
Considerable physical activity. Requires heavy physical work; heavy lifting, pushing, or pulling required of objects up to 50 pounds. Physical work is a primary part (more than 70%) of job.
Work environment involves some exposure to hazards or physical risks, which require following basic safety precautions.
Work may involve moderate exposure to unusual elements, such as extreme temperatures, dirt, dust, fumes, smoke, unpleasant odors, and/or loud noises.
