Summary

Oversees the performance of a wide range of facilities maintenance services for an autonomous branch campus of the University. Performs comprehensive mid-level technical maintenance, troubleshooting, and repair of branch facilities and equipment at a level requiring formal journeyman-level licensure. Oversees and coordinates the work of other, non-licensed facilities maintenance staff. May be placed on call to work extended hours, as required by management or facility need.

Duties and Responsibilities

  1. Oversees the completion and documentation of maintenance work orders by staff; guides and assists staff as necessary with complex tasks, and performs quality inspections of work as appropriate.
  2. Supervises personnel which typically includes recommendations for hiring, firing, performance evaluation, training, work allocation, and problem resolution.
  3. Monitors and coordinates maintenance and repair of all building electrical facilities and systems, heating, ventilation, and cooling systems, boilers, and plumbing systems; performs mid-level technical maintenance and repair tasks as appropriate.
  4. Investigates and troubleshoots problems with facilities systems across the campus, and coordinates problem resolution as appropriate.
  5. Troubleshoots and resolves or oversees resolution of routine maintenance problems, such as structural problems, cabinet repair, or basic mechanical or other equipment malfunctions.
  6. Oversees and coordinates routine facilities maintenance activities for the campus, to include snow removal; may perform routine maintenance tasks, as required
  7. Monitors, operates, and troubleshoots the digital HVAC control system for the campus; participates in the development and operation of a computerized maintenance management system.
  8. As appropriate, contacts and coordinates external service agencies to schedule repair work and ensure timely and effective work order completion.
  9. Ensures adequate stocks and serviceability of necessary maintenance supplies and equipment; purchases materials, supplies, and/or equipment as appropriate.
  10. Prepares and maintains records on all maintenance activities.
  11. Ensures proper care in the use and maintenance of equipment and supplies; promotes continuous improvement of workplace safety and environmental practices.
  12. Performs miscellaneous job-related duties as assigned.

Minimum Job Requirements

  • High school diploma or GED; at least 3 years of experience directly related to the duties and responsibilities specified. Certification/Licensure HVAC-related Journeyman's license OR Journeyman Electrician's License OR New Mexico CID Low Pressure Boiler License.
  • Completed degree(s) from an accredited institution that are above the minimum education requirement may be substituted for experience on a year for year basis.

Knowledge, Skills and Abilities Required

  • Knowledge of supplies, equipment, and/or services ordering and inventory control.
  • Ability to communicate effectively, both orally and in writing.
  • Ability to provide operational guidance and leadership to technical staff in area of specialty.
  • Records maintenance skills.
  • Basic carpentry, sheetrocking, painting, cabinetry, and door hardware installation skills.
  • Ability to dismantle, repair, install, or move machinery and mechanical equipment.
  • Ability to use hand and power tools applicable to trade.
  • Skill in organizing resources and establishing priorities.
  • Ability to read, understand, follow, and enforce safety procedures.
  • Strong working knowledge and understanding of building electrical systems, HVAC systems, low pressure boilers, plumbing, and water supply systems
  • Knowledge of digital HVAC control systems and computerized maintenance management systems.
  • Ability to supervise and train employees, to include organizing, prioritizing, and scheduling work assignments.

  • Ability to read and interpret technical manuals and engineering documents and specifications.
  • Ability to work in elevated locations up to 50 feet.
  • Ability to perform preventive maintenance on a range of facility equipment in accordance with established guidelines.

Distinguishing Characteristics

    Position Requires: a) Overseeing maintenance/custodial operations for a facility, b) Supervising personnel including recommendations for hiring, performance evaluation, training, work allocation, and problem resolution; c) Contracting service agencies to schedule work, and monitoring work performed by service agencies; d) Maintaining inventories and purchasing materials as necessary.

Conditions of Employment

  • Possession of a valid New Mexico driver's license is a requirement for this job.
  • Successful candidate must submit to post-offer, pre-employment physical examination and medical history check.

Working Conditions and Physical Effort

  • Work involves considerable exposure to unusual elements, such as extreme temperatures, dirt, dust, fumes, smoke, unpleasant odors, and/or loud noises.
  • Work environment involves some exposure to hazards or physical risks, which require following basic safety precautions.
  • Considerable physical activity. Requires heavy lifting, pushing, or pulling required of objects up to 50 pounds. Must be capable of climbing and working from ladders up to 36 feet.

The University of New Mexico provides all training required by OSHA to ensure employee safety.
