Summary
Under indirect supervision, oversees and coordinates the maintenance of one or more utility plants, ensuring timely and efficient repair of systems and equipment to allow uninterrupted supply of steam, chilled water, potable water, compressed air, natural gas, and electric power to the University.
Duties and Responsibilities
Supervises personnel which typically includes recommendations for hiring, firing, performance evaluation, training, work allocation, and problem resolution.
Supervises, coordinates, and monitors utility plant activities; maintains equipment and performs related duties to ensure safe, reliable, and efficient operation of electrical substation and/or high pressure boilers, absorption and electric chillers, cogeneration units, and air and gas compressors.
Performs quality assurance inspections on all completed jobs; ensures conformance with institutional standards, mechanical codes, OSHA, regulations, lock out-tag out, confined space protocols, Material Safety Data Sheets, engineering specifications, and other local, state, and federal regulations.
Organizes and maintains all equipment documentation for historical and compliance requirements from various governmental agencies.
Supervises pressure tests on piping and pressure vessels to ensure proper functioning.
Organizes, maintains, and ensures proper use and care of an inventory of tools, test equipment, and supplies.
Analyzes operational and maintenance data to predict operating inefficiencies and failures, and initiates pro-active repair of operating units, to enable continuous reliable and economic service.
Performs or supervises routine water, vibration, lube and/or transformer oil analyses of all operating systems.
Uses a computer to create, compose, and edit technical and/or administrative correspondence, reports, operating procedures and documentation.
Plans, schedules, and monitors all work being performed by contractors and physical plant employees within area of responsibility.
Extensively uses, promotes, and trains personnel in the use of a computerized maintenance management system.
Follows and promotes continuous improvement of divisional performance, and of safety and environmental policies and procedures.
Works with operations personnel to achieve timely and efficient maintenance schedules; provides opportunities for training on routine preventive maintenance activities.
Performs miscellaneous job-related duties as assigned.
Minimum Job Requirements
High school diploma or GED; at least 7 years of experience directly related to the duties and responsibilities specified.
Certification/Licensure
Current NMCID Journeyman Plumbing/Gas (JPG) and one of the following NMCID Mechanical Contractor's MM98, MM1, MM2 or MM4.
OR
Current New Mexico Journeyman Refrigeration (JR), EPA Universal Refrigerant Recovery Certification, one other New Mexico Journeyman Licensure, and one of the following New Mexico Mechanical Contractor's MM98, MM3 or MM4.
Completed degree(s) from an accredited institution that are above the minimum education requirement may be substituted for experience on a year for year basis.
Knowledge, Skills and Abilities Required
Knowledge of supplies, equipment, and/or services ordering and inventory control.
Skill in the use of personal computers and related software applications.
Ability to communicate effectively, both orally and in writing.
Ability to maintain quality and safety standards.
Ability to use hand and power tools applicable to trade.
Ability to work in elevated locations up to 75 feet.

Knowledge of power plant engineering and operations..
Knowledge of federal, state, and local and UNM regulations and standards for all relevant systems.
Knowledge of installing, repairing, and replacing power plant equipment.
Knowledge of high temperature/pressure equipment and systems, including rotating equipment, welding, and gas and steam turbine generators.
Knowledge of theory behind basic instrumentation and control equipment and mechanical codes.
Ability to inspect, clean, and adjust plant equipment.
Ability to perform inspections and make necessary adjustments to conform to job specifications.
Knowledge of the performance specifications, tolerances, and maintenance requirements of utility plant equipment.
Ability to interpret utility plant operational data and make service decisions.
Knowledge of testing on electrical devices and/or piping and pressure vessels.
Ability to update maintenance records.
Distinguishing Characteristics
Position requires: a) supervising personnel including recommendations for hiring, performance evaluation, training, work allocation, and problem resolution; b) ensuring conformance with OSHA and other institutional and federal regulations; c) supervise maintenance and operation of electrical substation and distribution at UNM; d) planning and monitoring work being performed by contractors and plant employees; e) analyzing operational data to assist with efficient and timely troubleshooting and repair of equipment and systems; f) extensive utilization of and provision of training on a computerized maintenance management system.
Conditions of Employment
Possession of a valid New Mexico driver's license is a requirement for this job.
Must pass a pre-employment criminal background check.
Successful candidate must submit to post-offer, pre-employment physical examination and medical history check.
Must maintain certification status.
Must have Basic First Aid and Adult CPR/AED Certificates or obtain within 3 months of date of hire.
Working Conditions and Physical Effort
Considerable physical effort. Requires heavy lifting, handling, pushing, or maneuvering objects up to 50 lbs. Must be able to climb and work from ladders up to 36 feet. Constant standing/walking.
Work involves almost constant exposure to unusual elements, such as extreme temperatures, toxic chemicals, biohazardous materials, dirt, dust, fumes, smoke, and/or loud noises.
Work environment involves exposure to potentially dangerous materials and situations that require following extensive safety precautions and may include the use of protective equipment.
The University of New Mexico provides all training required by OSHA to ensure employee safety.
