Summary
Under general supervision, manages the overall administration, supervision, and operation of the Physical Plant Department Centralized Work Control Center, to include the computerized maintenance work request and work order system, and the preventive and predictive maintenance program. Oversees the management of equipment inventory. Manages customer relations and related programs and activities.
Duties and Responsibilities
Oversees the supervision of personnel, which includes work allocation, training, promotion, enforcement of internal procedures and controls, and problem resolution; evaluates performance and makes recommendations for personnel actions; motivates employees to achieve peak productivity and performance.
Directs, coordinates and supports the development and implementation of computerized maintenance management systems (CMMS) and standard Work Control operating procedures.
Oversees computerized maintenance management system user support and training, and the installation of system and software enhancements.
Manages the interface between the computerized maintenance management system and other departmental administrative systems to produce specialized reports.
Develops and maintains workforce measurement reports; provides a scheduled computerized maintenance management system summary of division performance, and identifies those areas where efficiency and effectiveness may be improved.
Provides summary analyses, projections, and associated recommendations to senior management.
Evaluates and proposes changes to work processes and associated systems to improve the efficiency of the department's stewardship of resources.
Responsible for the development and management of annual Work Control budget.
Serves as primary point of contact for all customer service work order issues; investigates and resolves customer complaints.
Participates in the development and implementation of department safety work order tracking and reporting.
Manages and develops university preventive and predictive maintenance programs, using the result of these programs to develop long range maintenance budget plans.
Oversees all facets of the daily operations of the organizational unit, ensuring compliance with the University, state, and federal laws, policies, and regulations.
Performs miscellaneous job-related duties as assigned.
Minimum Job Requirements
High school diploma or GED; at least 10 years of experience directly related to the duties and responsibilities specified.
Completed degree(s) from an accredited institution that are above the minimum education requirement may be substituted for experience on a year for year basis.
Knowledge, Skills and Abilities Required
Knowledge of computerized maintenance management systems (CMMS).
Knowledge of preventive and predictive maintenance programs.
Knowledge of planning and scheduling techniques.
Ability to resolve customer complaints and concerns.
Ability to develop and maintain recordkeeping systems and procedures.
Skill in the use of computers, preferably in a PC, Windows-based operating environment.
Ability to gather data, compile information, and prepare reports.
Ability to communicate effectively, both orally and in writing.
Skill in budget preparation and fiscal management.
Skill in the use of personal computers and related software applications.
Knowledge and understanding of computerized accounting systems .
Ability to develop, implement, and enforce safety programs and protocols.
Skill in examining and re-engineering operations and procedures, formulating policy, and developing and implementing new strategies and procedures.
Skill in organizing resources and establishing priorities.
Ability to analyze budgetary expenditures for compliance with approved budget.
Ability to document work in progress.
Ability to supervise and train employees, to include organizing, prioritizing, and scheduling work assignments.
Knowledge of cost analysis techniques.
Ability to foster a cooperative work environment.
Conditions of Employment
Successful candidate must submit to post-offer, pre-employment physical examination and medical history check.
