Summary

Supports University-wide systems, including mechanical, plumbing, boilers, fire suppression piping, mechanical/plumbing utilities, natural and propane gas utilities, and storm drainage infrastructure and/or systems. Oversees new construction, maintenance, repair, and renewal of assigned systems and ensures compliance with safety requirements, specifications, applicable codes, and engineering standards. Serves as the Qualifying Party for all associated University licensing and permitting related to the area(s) of expertise.

Duties and Responsibilities

  1. Provides quality assurance and quality control oversight for all construction projects and maintenance activities involving mechanical, plumbing, boilers, fire suppression, mechanical/plumbing utilities, natural and propane gas utilities, and/or storm drainage infrastructure and/or systems.
  2. Serves as the University's representative and liaison for communication with the State of New Mexico Construction Industries Division (CID) regarding permits, inspections, and code corrective actions for all trades under supervision.
  3. Assists in expediting NM CID administrative processes for permit approval and obtainment.
  4. Facilitates and coordinates inspections of construction projects with NM CID and/or other agencies to ensure quality of workmanship and compliance with University specifications and all applicable code requirements.
  5. Monitors the condition of and troubleshoots mechanical, plumbing, boilers, fire suppression, mechanical/plumbing utilities, natural and propane gas utilities, and/or storm drainage infrastructure and/or systems. Supervises and/or provides hands-on troubleshooting, repair, retrofit, and maintenance; documents deterioration; and prepares assessments for repairs.
  6. Provides training to Facilities personnel and other cross-functional teams on area(s) of expertise.
  7. Serves as the University's primary subject matter expert for workplace safety in area(s) of expertise.
  8. Promotes workplace environmental, safety, and hazard management best practices. Advises on preventive maintenance strategies with other University teams to ensure preventative maintenance programs align with manufacturer's recommendations and federal and state regulations.
  9. Provides schematic sketches for new construction, repairs, and alterations, as needed.
  10. Oversees and monitors personnel who possess journeyman licenses under the Qualifying Party authorities and ensures compliance with required licensing for related trades positions.
  11. Ensures proper care in the use and maintenance of equipment, tools, and other supplies.
  12. Performs miscellaneous job-related duties as assigned.

Minimum Job Requirements

  • High school diploma or GED; at least 8 years of experience directly related to the duties and responsibilities specified. Minimum licensure requirement: Mechanical/Plumber Inspector licenses with the State of New Mexico; MM98, LP4, LP5 contractor licenses with the State of New Mexico; and JPG, JR, JPF, JS, MS12J, MS14J, JW, and BO2/BO1 with the State of New Mexico.
  • Completed degree(s) from an accredited institution above the minimum education requirement may be substituted for experience on a year-for-year basis.

Knowledge, Skills and Abilities Required

  • Advanced knowledge of mechanical inspections
  • Ability to monitor and/or maintain superior quality control standard
  • Ability to gather data, compile information, and prepare reports.
  • Ability to perform inspections and/or approve installations.
  • Ability to communicate effectively, both orally and in writing.
  • Knowledge of operational standards and tolerances for applicable machinery/equipment.
  • Ability to clearly communicate the status of facility equipment, maintenance, and upgrade activities.
  • Skill in organizing resources and establishing priorities.
  • Knowledge of all federal, state, and local codes and ordinances pertinent to facilities planning, design, construction, and maintenance.
  • Experience with construction and/or repair projects.
  • Ability to make evaluative judgments.
  • Ability to read, understand, follow, and enforce safety procedures.
  • Ability to organize and coordinate effectively.
  • Knowledge of preventive maintenance principles and procedures within area(s) of expertise.
  • Knowledge of work hazards, safety practices, operating configurations, and lockout/tagout policies and procedures.
  • Knowledge of various construction and maintenance documents, including drawings, specifications, schematics, and operations manuals.

Conditions of Employment

  • Possession of a valid New Mexico driver's license is a requirement for this job.
  • Must pass a pre-employment criminal background check.
  • CPR and First Aid certification must be obtained within 6 months of date of hire.
  • Successful candidate must submit to post-offer, pre-employment physical examination and medical history check.
  • Must maintain certification and/or licensure status.
  • Employees who provide services or work in patient care or clinical areas are required to be in compliance with the University's influenza vaccination requirement.

Working Conditions and Physical Effort

  • Work involves almost constant exposure to unusual elements, such as extreme temperatures, toxic chemicals, biohazardous materials, dirt, dust, fumes, smoke, and/or loud noises.
  • Considerable physical activity. Requires heavy physical work; heavy lifting, pushing, or pulling required of objects up to 50 pounds. Physical work is a primary part (more than 70%) of job.
  • Work environment involves exposure to potentially dangerous materials and situations that require following extensive safety precautions and may include the use of protective equipment.
