Summary

Performs and inspects preventive maintenance and repairs to utility production units and distribution systems, ensuring that all work is completed within industrial standards and codes. Leads assigned staff in preventive maintenance and repair of utility plant equipment and machinery in the absence of the maintenance supervisor

Duties and Responsibilities

  1. Dismantles, moves, installs, or repairs machinery and mechanical equipment.
  2. Examines machinery or mechanical equipment; identifies reasons for malfunction and completes repairs and/or maintenance.
  3. Inspects parts for any changes in dimensions utilizing rules, calipers, micrometers, or other appropriate tools.
  4. Installs, repairs, and replaces piping and fittings for oil, natural gas, water, steam, compressed air, heating and plumbing lines, and systems for equipment such as gas and steam turbines, air and natural gas compressors, pumps, chillers and boilers.
  5. Installs, repairs and overhauls industrial centrifugal absorption chillers, heat exchangers, water coils, purge pumps and associated equipment.
  6. Installs new equipment and systems and repairs and maintains current equipment and systems as needed.
  7. Prepares boilers, refrigeration equipment and related equipment for state and insurance inspections.
  8. Repairs and overhauls pumps and heat exchangers; removes and replaces coils, and replaces valves and associated equipment on gas and steam turbines, steam distribution systems, boilers, and other related systems and equipment.
  9. Reviews work in progress; checks and inspects as necessary for conformance to job and industry specifications.
  10. Tests, operates, and performs preventative maintenance on emergency generators; logs results and other applicable information.
  11. Tests, evaluates and repairs refrigeration units to maintain optimal operational performance. Monitors and maintains refrigerant charging levels.
  12. Ensures proper care in the use and maintenance of equipment and supplies; promotes continuous improvement of workplace safety and environmental practices.
  13. Participates in development and uses a computerized maintenance management system.
  14. Leads and assigns tasks to technical employees and monitors work assignments, in the absence of the supervisor.
  15. Assists supervisors in the implementation of training programs; tutors and coaches technicians, providing training materials and instruction on proper job techniques.
  16. Performs miscellaneous job-related duties as assigned.

Minimum Job Requirements

  • High school diploma or GED; at least 5 years of trades experience directly related to the duties and responsibilities specified. Certification/Licensure Current New Mexico Journeyman's Plumbing / Gas (JPG) licensure and one of the following New Mexico Mechanical Contractor's Licensure MM98, MM1, MM2 or MM4. OR Current New Mexico Refrigeration Licenses (JR), EPA Universal Refrigerant Recovery Certification, one other current trade related New Mexico Journeyman Licensure and one of the following New Mexico Mechanical Contractor's License MM98, MM3 or MM4.
  • Completed degree(s) from an accredited institution that are above the minimum education requirement may be substituted for experience on a year for year basis.

Knowledge, Skills and Abilities Required

  • Knowledge of supplies, equipment, and/or services ordering and inventory control.
  • Ability to plan work schedules and assign duties; ability to provide or arrange for training.
  • Skill in the use of personal computers and related software applications.
  • Ability to interpret technical manuals.
  • Ability to work in elevated locations up to 75 feet.
  • Ability to use hand and power tools applicable to trade.
  • Ability to repair, dismantle, install or move machinery and mechanical equipment.
  • Ability to physically enter boiler steam and water drums, boiler fireboxes and exhaust stacks, deaerating feedwater tanks, and other tight spaces.
  • Ability to provide on-the-job and technical guidance and training to staff.
  • Ability to read, understand, follow, and enforce safety procedures.
  • Ability to perform preventive maintenance according to published guidelines.
  • Knowledge of maintenance and repair of mechanical equipment and systems.
  • Ability to prepare boilers and other equipment for state and insurance inspections.
  • Knowledge of computerized maintenance management principles as related to supplies, equipment, and/or services ordering and inventory control.
  • Ability to coordinate quality assurance programs in area of specialty.
  • Ability to test systems and log results.
  • Ability to perform inspections and make necessary adjustments to conform to job specifications.
  • Knowledge in the operation and maintenance of industrial size centrifugal and absorption chillers.
  • Ability to develop refrigerant system modification plans.
  • Detailed knowledge of Refrigerant systems that incorporate digital control systems and are linked to a multi-building, computer-based Energy Management and Control System (EMCS).

Distinguishing Characteristics

    Position requires: a) technical leadership, training, and assignment of individual tasks to lower level utility plant mechanics; b) independent installation, testing, repair, and replacement of a wide range of complex equipment, piping systems and fittings; c) review and inspection of work performed for conformance to specifications; d) assisting with unit administration and records management; e) tool and equipment fabrication using shop facilities; f) deputizing for supervisor in his/her absence.

Conditions of Employment

  • Possession of a valid New Mexico driver's license is a requirement for this job.
  • Must pass a pre-employment criminal background check.
  • All regular, non-temporary positions assigned to this classification are represented by a labor union and subject to the terms and conditions of the CWA Collective Bargaining Agreement.
  • Successful candidate must submit to post-offer, pre-employment physical examination and medical history check.
  • Must maintain certification status.
  • Employees who provide services or work in patient care or clinical areas are required to be in compliance with the University's influenza vaccination requirement.
  • Must have Basic First Aid and Adult CPR/AED Certificates or obtain within 3 months of date of hire.

Working Conditions and Physical Effort

  • Considerable physical effort. Requires heavy lifting, handling, pushing, or moving objects up to 50 lbs. Constant standing/walking.
  • Work involves almost constant exposure to unusual elements, such as extreme temperatures, toxic chemicals, biohazardous materials, dirt, dust, fumes, smoke, and/or loud noises.
  • Work environment involves exposure to potentially dangerous materials and situations that require following extensive safety precautions and may include the use of protective equipment.

The University of New Mexico provides all training required by OSHA to ensure employee safety.
